Irrigation System Leak Detection in Tucson

Signs of a Hidden Irrigation Leak

A sudden increase in water use can indicate that an irrigation system is losing water between scheduled watering cycles. Slow leaks may continue below soil or landscaping without producing an obvious spray, broken pipe, or large pool of water.

Common warning signs include:

• Persistently wet soil after surrounding areas have dried
• Pooling water near irrigation pipes or sprinkler zones
• Reduced pressure at one or more sprinkler heads
• Dying plants that aren’t receiving expected water
• Unusually green patches surrounded by drier growth

Leaks can develop at irrigation valves, sprinkler heads, drip tubing, fittings, and underground lines. The visible symptom may not be directly above the damaged component, particularly when water follows compacted soil or another underground path.

Utility Guidance for High Water Use in Tucson

Tucson Water identifies irrigation systems as a common source of leaks on private property. The utility can investigate high bills under its established process, but it can’t locate a private irrigation leak for the property owner.

Residents are directed to review the utility’s visual leak-detection guidance before requesting a Tucson Water High Bill Investigation. A professional irrigation inspection can help locate a concealed source when surface checks don’t explain the increased use.

Water Bill Adjustment Requirements

As of 2026, the utility’s bill adjustment program requires consumption to return to normal before an adjustment can be considered. The high use must also exceed 20 CCF, with one CCF representing 100 cubic feet of water, and the account can’t have received another bill adjustment within the previous three years.

These requirements concern the adjustment process rather than the cause or location of the leak. Property owners should confirm current program terms directly with the utility because rules and account eligibility can change.

Commercial Irrigation Leak Detection in Tucson

Office properties may combine building plumbing with landscape irrigation in a complex configuration. An increase in consumption or a wet area may require careful separation of indoor plumbing concerns from outdoor irrigation leaks.

We service office plumbing systems that include irrigation and adapt the detection strategy to the property’s layout. Tucson’s dry climate and infrequent rainfall also shape the evaluation because persistent outdoor moisture or unexplained green growth may warrant closer inspection.

Thermal imaging can reveal moisture and temperature differences around suspect piping without beginning with destructive exploration. Our service professionals use the available system information and property conditions to focus the investigation on likely leak areas.
